Insurance Corner: The insurance company wants to inspect your home- what should you expect?

If you have an older, large or unusual home, the insurance company may want to do an inspection. What kinds of things will the inspector look for? What can you do ahead of time to make sure your house passes scrutiny?

When the insurance company requests an inspection, it is mainly to verify information about your house that will affect the price the company charges for your coverage. They will be looking at the age, size, and condition of the home, as well as features (swimming pools, number of bathrooms, garage, fireplaces, etc.) in your home to determine if the insurance amount is adequate to repair or replace the home in the event of a claim.

The inspector will also look at the maintenance of the property. In particular they will pay attention to the major systems such as the roof, wiring, plumbing, heating systems. They will be looking at the age, condition and maintenance of each system, looking for out-dated materials, worn parts, and poor installation. The inspector will also note any updates that have been done.

In addition, the general appearance of your home can also make a difference. If you take the time to tidy and clean prior to the appointment to show the care you have for your home, it could influence the outcome of the inspection.

You may consider arranging flowers, baking bread or cookies or starting a fire in the fireplace or woodstove. (No time? Boiling spices on the stove gives a great smell!)

If you have issues with your home that can be repaired before the inspector arrives, by all means do them. If the inspector notes that some items need improving, the insurance company may request that you make some repairs. Be sure to respond to the request promptly, rectify immediately what you can and let the insurer know when you will complete the other items.

An insurance inspection can help to give you the peace of mind that your insurer knows exactly what they are covering. Any issues can be put to rest so should you need to file a claim; the hassle factor is reduced significantly.
